Who needs a home improvement contractor bond?

The Home Improvement license is required by law to perform remodeling to existing residential homes, where the cost is more than $3,000 to less than $25,000 ($25,000 and up to require a "Contractor's" License). The total contract or cost includes materials and labor. It is required to repair, replace, remodel, alter, conversion, modernization, improvement, or addition to any land or building, such as, driveways, swimming pools, porches, garages, landscaping, fences, fall-out- shelters, roofing, painting and other improvements adjacent to the dwelling.

What is the home improvement contractor bond?

The home improvement contractor bond protects the party requesting the surety bond, the Obligee, against any financial losses as a result of poor financial choices, damages, unethical decisions, or a failure to adhere to state and local laws on the part of you, the Principal. By obtaining your contractor bond, you are telling the Obligee that you can be trusted and that you stand by your business decisions. Home improvement does not cover electrical, plumbing or HVAC.

The Tennessee Home Improvement contractor bond is also known as: general contractor bond, specialty contractor bond, contracting bond, renovation bond.

What else do I need besides the bond?

The State of Tennessee requires that all licensed contractors also submit proof of general liability insurance coverage and workers' compensation:

  • General Liability - in the minimum amount of at least $100,000; and

  • Workers' Compensation - required for each employee and they must be covered in Tennessee. Owner(s) as the employer, may be required to cover themselves, unless, they fall within the exemptions in the law or they may register for an exemption.
